As an example of a seamless renovation and expansion of an existing 1970’s era ranch style house, Franke : Franke linked together two formerly separate upstairs/attic areas with a bridge walkway which was open to the living room and entry area on the ground floor below.  The comprehensive 'to the bones' remodel of the structure also extends to the pool and outdoor areas.  Interior floor elevations were lifted to flow seamlessly to a renovated pool deck that was raised to match the level of the pool coping and interior living room floor.  The resulting open kitchen, living and family use spaces are now visually and physically interwoven into a previously all-but-abandoned rear yard and pool area.  As a Design+Build work, F:F remained acutely focused on delivery of valuable design elements and spatial re-configurations envisioned for the project, while remaining within initial budget parameters established by the client.
